Manufactured Home Permanent Foundations

 

Over the years the quality of manufactured homes has increased at a staggering rate.  Modern manufactured homes are quality built and should perform for years to come.  The very nature of a manufactured home sets it apart from a traditional site built home, requiring special training and certifications for the  home inspector.  

Many lending institutions provide mortgages for the purchase of new or existing manufactured homes. Mortgages may be backed or insured by the Federal Housing Administration (FHA) or Veterans Administration (VA).

To obtain an FHA or VA insured loan on a manufactured home a professional engineer must certify that the foundation meets the HUD guidelines specified in  the publication "Permanent Foundation Guide for Manufactured Housing, (Sept.1996)."  These guidelines help to establish a national standard of consistency regarding manufactured home installation.
